The Manors are three garden-court communities built for independent adults 55 and better — private one- and two-bedroom homes, walkable courtyards, and neighbors who look out for one another.

Every residence at The Manors is a ground-level home with its own front door — no elevators, no long corridors. Homes open onto landscaped courtyards and shaded walkways, with the community room, laundry, and mailboxes just a short stroll away.

Worship together, at home or with neighbors

Residents often gather in the Activity Hall on Sunday mornings to watch the service together — all are welcome, and coffee is usually on. Prefer to watch from your own living room? The player here works on any device.

Application Process


How to apply for housing

Applying is straightforward, and our office is happy to help at any step. Homes are offered in order of application date as they become available.

Submit your application

Complete the form below, or pick up a paper copy at the community office. There is no fee to apply.

We confirm receipt

The office will contact you within 3–5 business days to confirm your application and your place on the waiting list.

Tour & verification

When a home matching your preference nears availability, we'll invite you for a tour and complete standard income, identity, and reference verification.

Offer & move-in

Once approved, you'll review and sign the residency agreement, choose your move-in date, and receive your keys.

Eligibility Requirements

  • Active member of Bakersfield First Assembly of God
  • At least one household member must be age 55 or older (households of 1–2 persons)
  • Annual household income cannot exceed: $78,900 for single occupancy or $90,150 for double occupancy (per California Revenue and Taxation Code)
  • Ability to live independently; homes are not licensed care facilities and we cannot provide personal care assistance
  • Free from communicable diseases and able to care for yourself
  • Background verification, income verification, and written personal references required
  • Documentation needed: Photo ID, proof of income (tax returns or pay stubs), rental or homeowner references, and physician contact information
  • Permission to contact doctor or hospital in case of emergency
